First go to the homes section of this web site and choose a home and a size that you like. So an example is the Virginia medium. Everything is based off this first decision, all the other decisions that will have to be made can be made in any order, but the first and most improtent decision is the home and home size.
This is very important. Once you add an item into your cart lets say "electrical package" and go back to the shop section. You must select the home (Virginia large) as the category otherwise all the items for all the homes will show up and will be to confusing. So once you add something into the cart, select the category "Virginia-Large" again to see the options in that home only.
The "Shop" section will be too confusing if you are to attempt to navigate it with out first knowing the home you like then selecting it from the category section. There are to many variables that exist with out first selecting a home and a size, remember you can always change this as long as you have not "Closed-Out" the contract. (see below)
When doing the price work up in the "shop" section, the price will be show in the thousands so $1.9 shown is $1,900, $4.2 shown is $4,200. In your cart you will see $1.9 and $4.2, if a house cost is $370,000 it is shown as $370, these are your deposit amounts. Please make a note of that.
When making your home purchase you will be asked your shipping address, this is the lot address. The deposit is (non refundable) 1/10 of 1% of your total contract price. The deposit goes toward the payment your home, it is NOT additional.
You will have to select all the packages, combo boxes and add-ons (except Lot add-ons). Even if you do not buy anything except the home itself, you must check out each package or combo box from your shopping cart. Once this is complete you will call your sales agent and they will call the main office for any last details. The contract will then be locked, no changes can be made at that point. You will have made all your deposits and selected all your options. Colors selections can still be made
So choose a home, elevations, options etc into your shopping cart and check items out when you want them for the deposit amounts with out any stress! You are not obligated to these purchases until you call your sals agent and tell them you are ready to close your contract. Then your choices in the order section are going to be closed out and access to the "shop" section will be restricted. Take as much time as you need, just be sure you are ready to close out!
This is vital! Once you have closed out your options, we can not go back with out major challenges. There is a $10,000 fee to go back and change an item once the contract is closed. Well before construction begins material & labor orders, superintendent checklists, drawings, scope of works, etc are created and sent out to numerous vendors, tradespeople & suppliers, to recreate this is time consuming and costs valuable administrative and architectural time, and opens the door to human error.
This is important to understand. Imagine a race with a baton. one runner runs a lap and hands the baton to the next runner, until 4 runners are done. Imagine the baton is the home. You have to close out the entire contract, before the baton can be passed to pre-constrcution, then to construction, then to post construction. You are the first runner, closing the contract is the passing the baton!
All the details of all the options are listed in the "shop" section. Some items may not have a full description, so there is some variables. An example is; the Fridge will have an exact serial code. However the hot water heater does not have a code but has a description. So the hot water heater is a 50 gallon electric and can be upgraded to a 75 gallon gas hot water heater. The upgraded fridge is code- GE:12345ABC.
The coupon codes can be obtained by the sales team. Coupons are given after you meet with a sales agent, and after you have gone though the shop section and added things that you like. Remember you can add things in and out of your cart, as you please you can even "buy" items buy checking them out, Just be sure you are ready before you call to "close-out"
If the home has 6 bathrooms standard, yet you choose to design a layout with 5 bathrooms there is no credits or swaps. This is the same for two standard laundry rooms. If you have a footprint that is two laundry rooms but in design you do not put a laundry on the second floor there is no credits. So make sure you utilize all the value added features. This also goes for standard features, or deleting items with-in a package.
