It seems easy, a builder has you scribble a bunch of lines on a sheet of paper or on an existing floor plan then expect you to believe its a perfect floor plan? Or is this tactic; a way of making you think, "you are getting what you want". Be careful! We believe that scribble scrabble is a tool to say "here ....sign here, the plan is your own, you just bought a home". We will only sign once both parties agree on a floor plan, so rest assure you will get what you want.
The art form of interior wall design has to be mastered. There are hundreds of considerations in each plan design so you can understand the complexity. Neil Puri has built a hundred plus homes and will personally (with the help of a small in house team) design your home, from foundation to final clean.
You will see many layouts for the same exact footprint (exterior walls) almost all the layouts will meet almost all the many plan requirements however each plan is unique making this challenge very difficult. We also wanted few price points for the different plans, so all plans have some similarities, like cabinet amount and sink sizes. However each layout is tailored to a specific desire, eventually meeting most if not all client desires. We "perfect" then you "select"!
Even after viewing many redesigned floor plans, you still want to modify something in the floor plan? No problem! We just create a new plan for your desires, it's that simple! As long as the guide lines for you plans are meet, there is NO CHARGE! (see below)
We are designing new plans all the time. The art of the layout is our third mission statement, and our identity. If you have ideas or something we missed please share it so we can incorporate ideas in our current and future plans!
We are constantly devising new elevations (front look), so there are many looks for each home. If you see a style that we are missing ask a sales rep for more information on up-and-coming styles and trends. Unlike the floor plans the elevations can not be adjusted or customized, however you can change the colors and finishes as you please, like brick to stone.

You can not live in architectural fee's and they can add up very quickly. Other builders say "free changes" then charge for architectural fees. Theses fees are often discussed after you have signed on with a builder. You will hear them say, "all builders have to charge for these as they are a third party"....Not us! Make changes to the plans at no charge! (limitations apply)
You will have several third party engineers look at the home. They will be putting their stamp on the home plans. They will have questions for us, and will have to answer to the county during permit time. Engineer(s) will visit the home during concrete and other inspections. We bear the burden of the costs and work load. Don't be fooled this is another fee they tack on after the contract signed. It is not part of the home construction, it's a "fee" for others, but not us, its free!
Allowances are like popcorn in the theater. You have to purchase from a set vendor. The vendor sells you tile that you get at the Home Depot for $3 for $20 a square foot. You get an "allowance of 10K" but is it really 10K? You are stuck buying from one vendor so they set the price, no competition, just like popcorn in a theater!
Our homes are over engineered and have no load bearing walls including the basement. (unless specifically noted) We only use steel and concrete in the foundation and basement level. The stairs are wood but held up by steel and concrete. The first floor has no load bearing walls and support the home by engineered PSL columns. All the load bearing columns are carried to the steel beams below. The second floor is built with full length front to back trusses. This allows the second floor to have no load bearing walls or points, and is completely customizable.
